Dubai Developer Launches $250M Waterfront Project in Georgia

Dubai-based HOLM Developments is expanding its international real estate footprint with an investment of more than $250 million in Georgia, marking a major step beyond its home market in Dubai.

The developer is set to develop One Peninsula, a large mixed-use complex spanning approximately 140,000 square metres on Ambassadori Island in Batumi.

The waterfront project is expected to combine residential, commercial and lifestyle elements, adding a major new development to Batumi’s growing coastal real estate landscape.

One Peninsula represents HOLM Developments’ first major international expansion outside Dubai and reflects the company’s strategy of taking its development expertise into emerging international markets.

The investment also highlights the growing connections between Dubai’s real estate sector and international property markets.

Georgia, particularly the coastal city of Batumi, has attracted increasing attention from developers and investors due to its tourism potential, waterfront location and expanding property market.

The project is expected to contribute to Batumi’s evolving urban landscape while further strengthening Dubai-based developers’ presence in international real estate and tourism destinations.
